How clean should my rental be before a new tenant moves in?

A dirty oven sets a low cleaning expectation for a new tenant

The period between one tenancy ending and another beginning is one of the most important opportunities landlords have to protect their investment. Presenting a property well isn’t just about making a good first impression. It also sets the standard for how you expect the property to be cared for throughout the tenancy.

Recently, we experienced a situation that perfectly demonstrated why this matters.

The Issue
Whenever we begin managing a new property, we carry out a detailed inspection before the new tenant moves in. We then provide the owner with recommendations for any final cleaning or maintenance we believe should be completed before handover.

After her inspection, our experienced Letting Agent, Carol, recommended the owner complete several tasks before the new tenants moved in. These recommendations weren’t about spending money unnecessarily. They were about presenting the property to a standard that would encourage the tenants to maintain it the same way throughout their tenancy.

Carol recommended:

  • A more thorough clean of the oven and rangehood filters.
  • Replacing one set of bedroom curtains where mould had developed on the backing.
  • Mowing the lawns and tidying the gardens around the patio.
  • A handful of smaller cleaning items throughout the property.

We felt that addressing the more significant issues would create a positive first impression, while the smaller items were unlikely to concern the incoming tenants.

What We Found
The owner chose not to complete the recommended work, preferring to wait and see whether the tenants raised any concerns after moving in.

Unfortunately, they did.

The tenants requested that the oven and rangehood be professionally cleaned, and that the lawns and gardens be tidied. They also expressed concern about the mould on the bedroom curtains and, because of this, questioned whether the home had wider moisture issues. They asked for curtains in the other bedrooms to be replaced and requested additional panel heaters.

The property fully complied with the Healthy Homes Standards, so the additional curtains and heating weren’t required. However, the initial presentation of the property had created doubt in the tenants’ minds before they had even settled in.

The Solution
The owner ultimately proceeded with the cleaning, gardening and curtain replacement we had originally recommended.

While the work was completed, the opportunity to give the tenants a positive welcome and establish strong expectations from day one had already been lost.

A tenancy that begins with maintenance requests and concerns is rarely the ideal foundation for building a positive landlord-tenant relationship.

Why This Matters for Owners

First impressions matter.

If tenants move into a property with a dirty oven, untidy gardens or visible mould, it’s difficult to later insist those same areas are maintained to a high standard. The condition of the property at the start of the tenancy often becomes the benchmark tenants believe is acceptable.

Presenting your property well also builds confidence. When tenants can see a home has been cared for, they’re more likely to value it, take pride in living there and understand the standard expected throughout the tenancy.

Experienced property management is about more than collecting rent and arranging repairs. It’s about recognising the small details that influence tenant behaviour from day one. Investing a little time in preparing your property before a tenancy begins can help build goodwill, reduce maintenance concerns and encourage tenants to care for your property to the standard it deserves.
