My good tenant has stopped looking after my property. What should I do?

Sometimes a property that has always been well looked after begins to change. Routine inspections start revealing more mess than usual, damage begins appearing, and it’s easy to assume the tenancy has simply run its course. But as one recent experience reminded us, there’s often more to the story than first meets the eye.

The Issue
One of our long-term tenants in Johnsonville, Wellington asked to have her partner added to the tenancy agreement. It was a straightforward request, and everything was updated accordingly.

Over the following months, however, routine inspections showed the property’s condition gradually deteriorating. The home was becoming increasingly untidy, the grounds were no longer being maintained to the expected standard, and damage was beginning to appear. This included marks on the walls well beyond fair wear and tear, cracked windows, and a general decline in cleanliness throughout the property.

From a landlord’s perspective, this is often the point where discussions about ending the tenancy begin.

What We Found
What made this situation different was the tenant’s history.

She had always been respectful, communicative and had consistently taken good care of the property. Because of that, her property manager, Fraser, felt it was worth taking the time to understand what had changed, rather than assuming she had simply stopped caring for the home.

By working with the tenant and maintaining open communication, it became clear that the issues had only started after her partner moved into the property.

Rather than ignoring the deterioration, Fraser consistently addressed the condition of the property with the tenant at each inspection, making it clear that the damage and cleanliness issues needed to be rectified. While we don’t know what decisions were made within the relationship, the partner subsequently moved out of the property.

The Solution
Once the partner had left, the original tenant took responsibility for putting things right. She paid the cost of repairing the damage, including the wall repairs and cracked windows, while we arranged for our trusted contractor to complete the work to a high standard.

Since then, Fraser has continued carrying out the routine inspections, and the difference has been remarkable.

The property has returned to the clean, tidy condition it had maintained before, the grounds are once again well cared for, and the tenant has continued to demonstrate the same positive habits she had throughout her tenancy before her partner moved in.

Rather than losing a reliable long-term tenant, the landlord retained someone with a proven track record while restoring the property to an excellent standard.

Why This Matters for Owners
Every situation is different.

When a property’s condition starts to decline, it’s easy to assume the tenancy has reached its end. Sometimes that’s the right outcome. But experienced property management is about understanding what’s causing the problem before making that decision.

Regular inspections, open communication and good judgement allowed us to identify the real issue, address it promptly and restore the property without losing a tenant who had an otherwise excellent track record.

In today’s more competitive rental market, finding another high quality tenant can take longer than it once did. Vacancies, advertising costs and lost rent all add up. Where appropriate, working constructively with a good tenant to resolve issues can often deliver a better outcome for the landlord than immediately ending the tenancy.
