The Garage Power Issue That Didn’t Need an Electrician

A property that we manage in Titahi Bay, Porirua, had an issue with the power not working in the garage which the owner flagged with us whilst we were preparing it for new tenants to move in. Fortunately, the issue turned out to be very simple once we identified the likely cause.

The Issue
The owner was carrying out some work at the property before the new tenancy commenced and noticed there was no power in the garage.

They asked us to organise an electrician to investigate and repair the issue.

What We Found
Before arranging a tradesperson, our property manager asked whether the fuses had been checked. The owner confirmed the house fuses all appeared to be fine.

We then asked whether they had checked the fuse box located in the garage itself. The response was:

“What fuse?”

The owner was unaware there was a separate garage fuse box which required unscrewing to gin access to the fuse.

The Solution
After receiving our feedback and checking the garage fuse box, the owner discovered the fuse had simply blown.

Once replaced, the power was immediately restored and the issue was resolved without needing an electrician callout.

Why This Matters for Owners
This is another example of how experience and practical problem-solving can save owners unnecessary expense.

A less experienced property manager may have simply booked an electrician straight away, resulting in a callout fee and potentially hundreds of dollars in avoidable costs.

Instead, asking the right questions and taking a practical approach quickly identified a simple solution.

Small issues like this happen regularly in property management, and having an experienced team who can properly assess situations before escalating them to contractors can make a significant difference to an owner’s long-term costs.
