The Laundry Leak That Wasn’t the Owner’s Responsibility

A property that we manage in Upper Hutt had a tenant that reported mould building up behind their washing machine and was concerned there may be a hidden plumbing leak. They asked us to arrange a plumber to investigate the issue.

The Issue
The tenant noticed mould forming behind the washing machine and suspected a slow leak in the property’s plumbing.

What We Found
After speaking with the tenant and properly diagnosing the issue, our property manager identified the real cause – a leaking washing machine hose connected to the tenant’s own appliance.

Because the washing machine belonged to the tenant, the repair responsibility also sat with the tenant rather than the owner.

The Solution
We advised the tenant to arrange repair or replacement of the leaking hose as soon as possible to prevent further moisture and mould build-up. The hose was replaced promptly, the leak stopped, and the mould issue was prevented from worsening.

Most importantly, the owner avoided an unnecessary plumbing call-out cost.

Why This Matters for Owners
Not every maintenance request is automatically the owner’s responsibility.

Proper troubleshooting and clear understanding of tenancy responsibilities are critical before arranging contractors or recommending repairs.

An inexperienced property manager may have immediately called a plumber, who would then discover the issue was actually related to the tenant’s appliance, leaving the owner to pay an avoidable call-out fee.

Sometimes the value of good property management comes from asking the right questions before spending money.
