The Noisy Hot Water Cylinder That Was Quietly Wasting Water
Sometimes the most costly maintenance issues are the ones that go unnoticed for months or even years. During a routine inspection of a newly acquired management property, our property manager’s attention to detail uncovered a small plumbing fault that was quietly wasting water and had the potential to become a much larger problem.
The Issue
Last week, our property manager Ashleigh carried out the first routine inspection at a property in Mount Cook, Wellington that we had recently taken over from another property management company.
While inspecting the home, she opened the hot water cylinder cupboard and immediately noticed that the copper tray beneath the cylinder appeared rusty.
On closer inspection, she discovered there was water sitting in the tray.
When Ashleigh asked the tenant whether they had noticed anything unusual, the tenant replied:
“It’s always been like that, and it also makes a funny noise.”
What We Found
While standing water in a hot water cylinder tray can sometimes indicate a significant issue, Ashleigh’s experience pointed her towards a more likely cause.
She recognised that a worn ballcock seal inside the hot water cylinder system can create a slow but constant leak. This type of fault can also cause the characteristic “hammering” or knocking noises that tenants sometimes hear but may not think to report.
Although the leak appeared minor, even a small amount of wasted water can add up over time, increasing water consumption and potentially leading to further maintenance issues if left unresolved.
The Solution
After discussing the findings with the property owner, we arranged for a plumber to investigate.
The plumber confirmed Ashleigh’s assessment and identified a faulty ballcock assembly as the cause of both the leaking water and the unusual noises.
The worn component was replaced, immediately stopping the leak and eliminating the hammering sounds coming from the cylinder.
The repair was relatively straightforward and prevented the issue from developing into a more expensive problem in the future.
