The Rat Problem That Pest Control Alone Would Never Have Fixed

When tenants reported hearing rats in the ceiling at an Island Bay, Wellington property, it would have been easy to focus straight on pest control. Instead, a closer inspection revealed the real issue wasn’t inside the house at all.

The Issue
During a routine inspection, tenants advised they had been hearing rats in the ceiling space, particularly at night.

While pest control may seem like the obvious response, our property manager first looked for how the rodents were getting access to the property.

What We Found
On inspecting the exterior, it became clear that trees were overhanging the roof and guttering.

These branches were effectively creating a bridge, allowing rats to access the roof space and ultimately the ceiling void, where they could shelter undisturbed.

Treating pests alone would not have resolved the issue without removing their access point.

The Solution

After speaking with the owner, we arranged for an arborist to trim back the overhanging trees and clear the roofline.

Once the access route was removed, the rat activity in the ceiling stopped.
